What we can write on a BOP

A business owner policy is a packaged form with eligibility guidelines. If your operation sits outside them the answer is not no, it is a commercial package policy instead, which we also write. These are the classes that fit the packaged form.

Retail and wholesale

Under 25,000 sq ft

Shops, showrooms, hardware, feed and supply, specialty food retail.

Offices and practices

Under 100 staff

Dental, optometry, accounting, agency, design, therapy and veterinary practices.

Light manufacturing

Under 15,000 sq ft

Machine shops, fabrication, print, joinery and small assembly operations.

Contractors

Under $3M receipts

Trades working from a shop or yard, with tools and materials on site and in transit.

Restaurants and food

Under 60 seats

Quick service, cafes and bakeries, with equipment breakdown and spoilage included.

Habitational

Under 60 units

Apartment buildings and small mixed use portfolios under single ownership.

What it will not pay for

Every policy sold in the United States has exclusions. The difference between carriers is whether you find out now or on the day of the loss. These are the ones that actually catch people out on this form.

  • Professional liability and errors or omissions, which need a separate professional policy.
  • Workers compensation, which is a statutory line written on its own policy in every state.
  • Commercial auto, including any vehicle titled to the business.
  • Flood and earth movement, both written separately.
  • Pollution and contamination other than a limited hostile fire allowance.

Endorsements worth attaching

An endorsement changes the policy. These are the ones we recommend often enough that they are priced into the bundle tiers rather than sold as extras.

Hired and non-owned auto

$1M

Liability when an employee uses their own vehicle on company business.

Additional insured

Per certificate

Landlords and general contractors added by written contract, issued the same day.

Spoilage

$25,000

Perishable stock lost to a covered equipment failure or power interruption.

Sign coverage

$10,000

Exterior signs, which most base forms sublimit to a figure that will not replace one.

Price the whole structure, not one piece of it.

Four steps, about sixty seconds, and no obligation. An agent reviews every line together so the limits actually meet.
